Reasons Not to Settle for the First Potential House Buyer You Find

March 11, 2020 by Theo Leave a Comment

It might be easy for you to get excited when someone inquires about your property for sale. If this person shows eagerness to close the deal, you might agree to the conditions. It doesn’t matter if it’s the first potential buyer. Before you jump into the deal, you need to understand that there might be other potential buyers out there. You will regret closing the deal right away.

You can still sell the property at a higher price

It’s common for house buyers to negotiate the price. You may get asked to lower the cost. It’s understandable if the amount is reasonable enough. However, if it’s a substantial figure, you might have to change your mind. Don’t feel bad if this buyer walks out the door since you can still find someone else. The next potential buyer might even pay more than the first offer.

Being desperate makes it difficult to negotiate

When you’re too eager to sell right away, it seems like you’re too desperate to sell your house. You will be on the losing end of the bargaining process. The potential buyer will keep making demands since you will end up agreeing anyway. Even if you’re desperate to sell, you can’t show how excited you are. Keep your emotions to yourself, and don’t jump into an agreement right away.

You can still improve your property

The good thing about waiting for the right buyer is that you can learn from the process. By talking to several people, you will know about why they decided not to close the deal. Along the way, you will decide to make changes to your property. Improving it will also increase its value. When you choose the right changes, you can get way more than the initial selling price.

Trust the value of your property

You might worry that if you don’t sell your house now, no one will want to buy it. Before you think that way, you need to understand that your house has a lot of good features. It would be the wrong choice for many people to pass the opportunity to buy your home. Look at the location of your house and how suitable it is for anyone who wants to reside there. Given all these features, you can hope that someone will eventually buy it at the right price.

If the first offer is good enough, and you think it’s a perfect deal, you can agree to it. However, if you think that there are better deals to come, you shouldn’t say yes right away. You have to wait until you find the right offer. You can also partner with a wholesale buyer to give you a reasonable offer. Just type sell my house Boca Raton in your search engine. You will then find the best wholesale buyer in your area. You can make a lot of profit if you successfully sell your house.

The Last Boat to Anchor at the Foot of the Statue of Liberty

March 10, 2020 by Theo Leave a Comment

Back in 2001, before 9/11, Roger Wolfson’s New Year’s resolution was to spend more time watching sunsets, and soon, nature rewarded this effort.  He was living on his sailing catamaran, Kinship II, on the Hudson river at the time.

In early September, a cold, rainy New York weekend came to a shockingly abrupt end. At four in the afternoon Roger drove into the Lincoln Tunnel from the Manhattan side.  In the city, it was dark, foreboding, and drizzly. When he emerged from the tunnel on the Jersey side, however, the sky was bright and clear, and only small bunches of clouds clung to the horizon line. He parked, walked to the dock, and suddenly saw a massive, perfect, monstrous rainbow stretching from the Empire State Building over the Hudson River to the hills of Northern New Jersey. He literally tore down the dock onto the boat, revved up the engines, let out the Jib, and sailed out onto the Hudson, underneath the rainbow.

But rainbows have a way of staying distant, and this one went so far as to evaporate as they neared it. Still, it was replaced by the sunset. The clouds in the distance looked like a series of lavender mountains tilting off the horizon. White caps danced at the tops of the waves, and birds followed Roger upriver, diving into his wake.

On September fourth, Roger Wolfson drove from Narragansett, Rhode Island, due West to New Haven, Connecticut. He tried to practice “driving mindfully;” which to him (based on Thick Nat Ham’s “The Miracle of Mindfulness”) meant driving like his car was a holy relic, his parents were a king and queen, and the drive would take forever. It meant getting lost in the experience and living it fully.

Nature seemed to want to support this effort, and the sunset was nearly miraculously extended for the entire hour and a half trip. The sky began a bright orange, then a pale blue, then a deeper blue with golden fringes, for the entire way. As they drove up hills, it seemed they were pointed at the rising moon and rich sky; as they descended hills, the fullest colors of the sunset appeared before them, pink clouds silhouetted against the deepening sky. The drive ended with the arrival of the first stars.

On sunset, September 8th, Roger Wolfson walked along the beach of Hiltonhead.  He watched a family of pelicans glide in perfect and silent formation along the water, scraping the surface gently when they flapped, then gliding as smoothly as one can imagine. There was no wind, no waves, so the surface of the water perfectly reflected the radiant purples and golds of the sky. Toward the horizon, as the birds faded away, the sky and water became a singular canvas of silver, and it appeared that the birds were drifting away into the infinite.

Two days ago, September 10th, Roger decided to spend the day sailing. He sailed up the Hudson and then back down, visiting with the Statue of Liberty for sunset. The clouds were the main event that night; with the entire sky coated by a perfect grid of little puffy clouds, like the cotton of a tantalizingly transparent summer sweater. Around that time he decided, “What the hell, we just bought a generator and heating system for the boat. Why not anchor out tonight?”

So he anchored right there at the foot of the statue of Liberty, in between Ellis Island and a park in New Jersey, a quiet and secluded spot, turned on the propane fireplace, and spent the evening eating, reading, and writing, as the boat drifted silently and gently in circles around our anchor.

Roger Wolfson can’t really describe what it is like to wake up, at anchor, at the Statue of Liberty. The wind was very gentle and the waves seemed to move so slowly, just folding over the tops of each other, that it seemed like he was living in slow motion. A couple of birds used the gentle wind as opposition and hung over the boat, barely moving. In the park nearby, a few master kite flyers showed off their skills in a private ceremony – apparently just for them and Roger and Mark – with stunning virtuosity. It was a like a combination of fireworks and an air show of the Blue Angels jets, with kites diving and dancing and drifting around each other, through each other, in total anarchy and then instantly in perfect formation again, celebrating clearly impossible skills. Their wings caught fire with the colors of the rising sun.

And then an explosion in the distance, across the Hudson.  As far as Roger knows, his boat was the last boat ever to anchor at the foot of the Statue of Liberty, given new security measures.  As for the sunsets – they were blood red for weeks.  And, to Roger’s eyes, they have never quite been the same.

Nine University Reviews – Why People Study At Nine University

January 28, 2020 by Theo Leave a Comment

Nine University Reviews – Why People Study At Nine U

In recent years we have seen a large spike in the number of people who have looked to online courses to help them with their business goals. Reading the Nine University reviews online, it is very clear that this is one of the best courses to take on for anyone who wants to increase their skills and knowledge when it comes to Amazon FBA businesses. Fulfillment by Amazon is a great idea for many with a brain for business, and the team at Nine University have put together what looks like a brilliant course that helps its students to maximize their potential when it comes to Amazon FBA. The reviews wax lyrical about this online course, and here is why so many people have made the decision to study there.

Success Stories

If you look on most online course websites you’ll find that there are always one or two success stories of people who have taken on the course and found great success as a result. Unfortunately when you only see one or two stories, it can be a little bit questionable, as to the validity of their claims. In the case of Nine University however there is no doubt at all owing to the abundance of success stories which ex-students have shared on the site and through online reviews. There are stories of people who knew nothing about the online world before the course, who are now pulling in 6 figures a year and beyond. These success stories inspire others to go and take on the same course.

Super Simple

Whilst none of the reviews suggest that completing this course is simple, what they do focus on is how simple the learning was made. This is what makes this course so accessible, that simplicity makes sure that the information is able to be understood by everyone, whether they have a deep understanding of business or the online world, or not.

Great Support

There are many courses which are offered online which have simply been pre-designed and then left online for students to use the resources but form their own study path. In the case of Nine University however this does not seem to be the case at all and almost every review comments on the level of support that they were afforded and how much access there was to their mentors, to resolve any issues which they had ran into.

Standard

Many courses of this ilk will teach the basics and the foundation of business and how to operate within the Amazon FBA structure. This however is a course which teaches more than that, it also focuses on how to turn its students into elite level sellers who make the big bucks. Those who have studied here highlighted the fact that the emphasis of the course is not just how to sell via FBA, but how to completely crush a business through the use of FBA, yet another reason why people are flocking to complete this course.

Things to Consider When Choosing Self-Storage

December 5, 2019 by Theo Leave a Comment

If there are things that are sitting in your home or office that take up space, but you don’t often use them, you may consider renting a self-storage unit. You can keep these things there and access them when you need them. It will free up more space in your place, making it more comfortable or giving way to new things that you will use more often and you need access to regularly. If you decide to get a storage unit, here are some of the things that you need to consider.

Size

Determine the volume of items that you need to store. Storage units vary in size. You want to make sure that your things will fit the unit that you will get. While you don’t want something too small for your needs, you also don’t want it to be too big because it also means that you will be paying for more than what you require. If you are clear about all the items you need to store, it will be easier for you to find the appropriate storage size.

Location

You want a facility that is in your area, and that will be easily accessible for you. It would be inconvenient to drive long distance to get your things when needed. Check out a company that provides storage in Gloucester. It will be the best option for you.

Security

It’s one of the most important things to consider when looking for a storage unit. You want to have peace of mind knowing that your items are safe and secure. Look for security features like CCTV and high-security locks. Ask them about their security measures to determine the safety of the facility.

Access

The access can vary from one facility to another. Some will allow you to access the storage anytime you want. You will have your key or access code, so you are free to drop by when you want to. Some facilities will require you to notify them ahead of time when you want to access your things. Moreover, not all facilities allow 24/7 access. Make sure that you know their terms when it comes to access so you will be aware.

Cost

Storage rental prices also differ from each other. It pays to compare prices to ensure that you are getting storage that meets your needs and fits your budget. Some facilities allow rental weekly, monthly or yearly. Depending on your needs, see which will be most practical for you.

Duration

As mentioned in the previous item, you may find weekly, monthly, or annual rental options. They may also have a minimum number of weeks or months for you to hire their service. Determine how long you will need to keep your things. If you are only using it for a couple of weeks, find one that offers weekly, if it is for a few months, a monthly rental will work best.

Take all these things into consideration to ensure that you choose the right storage unit that will meet your needs.

How to Properly Dispose of Old Carpet

October 24, 2019 by Theo Leave a Comment

Because it contains dozens of complex fibers with different chemical makeups, carpet can be one of the most challenging items to breakdown in a landfill. A Rubbish Removal Sydney CBD expert tells us that the bulkiness of carpet also makes it a drain on landfill resources and difficult for sanitation workers to transport. Fortunately, carpet is also easy to recycle. Below are several options for homeowners to consider before placing their carpet in the trash.

Removing Carpet Can Be Challenging

Removing existing carpeting to make room for new carpeting isn’t as easy as it might look. It requires special tools for measuring and can also be a physically demanding job. Homeowners who don’t feel up to the task might consider hiring a company that specializes in carpet removal. That then brings up the dilemma of what to do with it.

Reuse Pieces of Old Carpeting at Home

For people with cats, old carpeting can make an excellent scratching post. It’s as simple as gluing or nailing a strip of carpet to a piece of wood with a base and directing the cat to scratch there when the urge strikes him or her. Pieces of carpet also make good insulation in dog houses, attics, pipes, and other small spaces around the home. Placing small pieces of cut carpet under table legs and chairs can help to prevent scratches on hardwood floors as well.

Sell or Donate Old Carpeting

The old saying that one man’s trash is another man’s treasure is also true of carpet. If it’s still in good condition, homeowners can earn some extra money by quickly cleaning it up and placing an online ad or holding a garage sale. People who need to decorate their home on a budget will appreciate the opportunity to buy cheap carpet so much that they will haul it home themselves.

Some non-profit organizations could also benefit from a carpet donation. Animal shelters and training facilities can be a good place to start when searching for a donor since they use the old carpet to line the bottom of animal cages. It’s always best to call a non-profit organization to ensure it can accept the donation than hauling it there and then having to haul it home.

Bring It to a Recycling Center

While it’s not as common for individuals to bring items to recycling centers directly, some do offer people in the neighboring community this option. A local carpet supplier or furniture installation company should be able to provide a referral to a recycling center to any customer who asks. Checking for carpet recycling facilities through the Carpet America Recovery Effort (CARE) is another option.

Request Pick-Up of Old Carpeting from a Junk Hauler

Junk haulers are organizations that pick-up large quantities of unwanted household items, carpet included. Homeowners don’t need to do any lifting at all when working with a junk hauler. The company will take the old carpets away and deliver them to a recycling center or charitable organization to keep them out of landfills.

David Serna on The Importance of a Defense Attorney

October 11, 2019 by Theo Leave a Comment

David Serna is a popular name in the state of New Mexico as being one of the most widely respected criminal defense attorneys in the state. This is high praise indeed for David especially given that the state of New Mexico is hotbed of young talent and outstanding legal professionals. To me however I have always known him as Dave, the kid I grew up with and a very dear friend. The reason why I am talking about David is because many of you have been asking about the importance of a great criminal defense lawyer, which of course is right up his street.

Emotional Support

Before we get into the professional help that a great lawyer can give you after you have been charged with a crime, it is important that we first look at the emotional support which they are going to provide you with. No matter what you have been charged with this is going to be a very difficult time for the accused, especially if they remain in detention. A lawyer is someone who they are going to see a great deal and they can provide guidance, reassurance and answers to the question which are flying around your head. The emotional support which a great defense attorney can give you is going to be extremely valuable.

Ensuring Due Diligence

The police and the courts have a very strict set of protocols which they must follow when they process someone who has been charged with a crime. From the moment of arrest up to the moment that they are taken to court, everything must be done in accordance with the law. We have seen cases thrown out in the past simply because the arresting officer wasn’t in uniform, constituting an unlawful arrest. A criminal defense lawyer understands each detail around how you should have been handled and processed and they will be able to ensure that due diligence has been handled to the letter of the law.

Striking Plea Deals

In cases where the defendant looks guilty, regardless of what they plan to plea, the defense lawyer will try where possible to strike a plea deal with the prosecution lawyer and the judge. Normally this will involve the defendant pleading guilty to a lesser crime in order to reduce their prison time or avoid it entirely. This is beneficial to all parties and the courts now won’t have to take the case to trial and they can move on to more pressing cases, the defendant is of course happy with a lesser sentence and the prosecution legal team can count on a win on their record. To get such a deal a lawyer needs to know what they can use to make the deal and how to go about it, usually using good faith which they have with the opposition and with the judge.

These are the 3 main strengths which a criminal defense lawyer can bring to a case.

Does your dog have a taurine deficiency? Here’s what you need to know

August 29, 2019 by Theo Leave a Comment

While taurine deficiencies are relatively rare, they can be common in certain breeds, and they can have debilitating consequences. The following article discusses the issues surrounding lack of taurine, and what you can do to keep your dog healthy.

Every dog owner is extremely well-acquainted with the quirks of their dog breed. Cocker spaniel owners know that their dogs are extremely loyal; Labrador retriever parents love their feisty and friendly dogs; great dane owners are intimately familiar with their breed’s stubbornness. However, the owners of these breeds might not be aware that their dogs are susceptible to a genetic condition that can compromise their health and even shorten their lives.

Taurine is an extremely important amino acid, as it supports heart, brain, muscle, and eye health. Most dogs don’t need dietary taurine – they synthesize taurine from other nutrients. But centuries of selective breeding in certain breeds have caused a nutritional defect that prevents them from producing taurine on their own. These breeds include:

  • American cocker spaniel
  • Great Dane
  • Labrador retriever
  • Golden retriever
  • English setter
  • Newfoundland
  • Saint Bernard

If you own one of the breeds listed above, talk to your veterinarian about taurine deficiency. Lack of taurine alone doesn’t cause outward symptoms, but it can lead to medical conditions that do have symptoms. The most common taurine deficiency-related illness is dilated cardiomyopathy (DCM). Its symptoms are the following:

  • Weight gain
  • Lack of energy
  • Fainting
  • Heavy panting
  • Coughing

It is extremely important that you contact your vet immediately if your dog demonstrates any of the above symptoms, as they could be signs of DCM or other potentially serious medical conditions. If your vet finds that taurine deficiency is a concern for your dog, supplements may be necessary, which can be administered either in pill form or through your pet food. Zignature dog food taurine levels are sufficiently substantial to meet most dogs’ nutritional requirements, but talk to your vet about diet programs that meet your pet’s holistic health needs.

Technical Difficulties During a Presentation Should Not Disrupt You

August 24, 2019 by Theo Leave a Comment

Technical difficulties can happen at any time. Even significant corporate events could also suffer from these issues. You might prepare well for the event, but anything can happen. It’s terrible if you have to present and a technical problem occurs. As the speaker, you need to stay calm. You can’t let these issues prevent you from providing a quality presentation. The people at the venue will judge you, and you must prove your worth.

https://images.unsplash.com/photo-1554936970-ce06538caf54?ixlib=rb-1.2.1&ixid=eyJhcHBfaWQiOjEyMDd9&auto=format&fit=crop&w=1000&q=80

Ask for help

You need to have a team during the presentation, and some of them could be working behind the stage. You can seek help as soon as an issue happens. When you have an excellent technical team behind your back, you won’t have to worry about these problems since they will get resolved immediately.

Ad-lib

While you’re waiting for the technical problem to get fixed, you can ad-lib. You can also crack some jokes about the unfortunate incident. Don’t leave the stage empty since you might lose people’s interest. If it’s a huge event and a part of the schedule is a short break, you can move it earlier. It might take time to fix the problem, and you run out of things to say. You would rather dismiss everyone rather than keep them waiting.

Continue the presentation

If you’re presenting in a small room and you can speak without a microphone, you can go ahead with the presentation. You might also have to explain everything in detail if you can’t use the projector to present your slides. If it’s a pitch to potential investors, you can’t keep them for long. Their time is precious, and they don’t want to waste it on you as they wait for the problem to get fixed.

Remain confident

It’s easy to get rattled when you face these problems, but you can’t allow them to stop you from doing a great job. Continue talking and don’t make it look like everything depends on your equipment. You need to rely on your attitude and ability to handle tough situations to convince everyone that they should listen to you.

Learn from this mistake

No one wants to be in this terrible situation, and it’s something you can learn a lot from. You might have to double-check the equipment you need and ensure everything is working well. You can ask your technical team to fix some issues first before you hit the stage.

If you’re going to use slides, check if the projector is working well. You can also buy a projector ceiling mount if you want to place the equipment in the same area permanently.

The point is that if you can’t prevent these issues from happening, it doesn’t mean your presentation will fail. It’s still on you to determine how to engage your audience despite what happened. Next time, you can make fun of the experience as you create your presentation.

How Can Steel Railings and Fences Become Child-Friendly?

August 11, 2019 by Theo Leave a Comment

Kids will always be kids, and they will climb, run, jump and be naughty regardless of what is around them. Wrought iron or steel railings, gates and fences can become a hazard to children, especially the tiny ones. We see countless kids with their heads stuck between railings, and kids hurting themselves on the tough surfaces and edges of gates and fences. Although they provide strict safety and security to everyone within the property, with kids, you just never know what is in store for you. Here are some tips on how to keep children safe around iron railings and fences.

Child, Climb, Dangerous, Children'S Shoes, Iron Rods

Keep the spikes high enough

If you need to outfit your fence and gate with very sharp spikes to keep intruders out, take into consideration the height of the children living within the property. They should not be able to reach the spikes on their toes. Should they climb the fence, it will be your responsibility to look after them and make sure that they do not hurt themselves on the spikes.

Use pool noodles

This solution may not be a very attractive one, and pool noodles can ruin the look of your gate and fence. But the good thing about them is that they are easily removable. You can put them on the fences and railings only when the kids are playing near or around them and remove them afterwards.

Put a screen

The gaps between railings are what cause the most accidents with children. You can outfit the railings with nets, so their heads and arms and legs do not go through them. They will not also be able to climb if they do not have anywhere to step on. Screens also keep animals out of your property.

Use a clear plastic shield

Children are prone to bumping their heads on anything hard, including railings. There are clear plastic shields you can use just for this purpose. They do not shatter, so if kids bump their heads, they will not get hurt by shards of plastic. Using these shields will still give you a clear view of the other side of the railings, as they are transparent.

Place foam on the edges

Foam may not look pretty on iron, but it does the job of protecting your kids from any sharp edges. You can buy these foam protectors at hardware stores, and you can put them on spots where there are sharp edges that can hurt your kids. They are easily removable too, so you can put them on and remove them anytime.

Children’s safety is paramount when outfitting your home with iron or steel implements from suppliers such as smartsteels.co.uk. You may also have wrought iron items inside your house, such as a bed frame, fireplace poker, candelabra, chairs and tables. These will also pose hazards to your children, so stick to child-friendly materials such as wood and plastic. If these metal ornaments were already in place even before you had kids, you can take measures to child-proof them.
